Sops & Relaxation For Integrated Township Projects : Maharashtra Govt
To promote housing in Maharashtra so that affordable housing becomes a reality to fulfill the dream project of housing for all, Maharashtra Government has announced several sops and relaxation for Integrated Township Projects (ITP). This will encourage more integrated township projects in the state with all the basic amenities and futuristic plans.
New directions issued by the Urban Development Department, the government has reduced the premium charges for the township in other than residential, commercial zones. The premium charges have been reduced from 20 per cent to 10 per cent for afforestation zones, hill top, hill slope township project.
The premium will be 5 per cent for public, semi public and industrial zones, and 8 per cent premium for agriculture, no development zone, low density residential zone, buffer zone. The government has sanctioned modification to the regional plan under sub section (4) of the section 20 of the said act, in respect of regulations for development of ITP for Nagpur, Chandrapur- Ballarpur, Nashik, Amravati, Akola- Washim, and other cities.
The project proponent will get relaxation to the extent of 50 per cent amount of non-agricultural assessment for the ITP. If the ITP is included in the local or planning authority area, an area equivalent to 2 per cent of the gross area shall be earmarked an shall be handed over fee of cost the the respective authority for the development of the city level facilities.
The government land surrounded by the ITP may be granted to the project by the Revenue and Forest Department of State Government. The project proponent will get 50 per cent relaxation in stamp duty. The concession will be available only at one state either at the time of land purchase or at the time of sale of units.
Government has also extended facilities of exemption from scrutiny fees to the extent of 50 per cent of normal rate. They will also get exemption from royalty on minor minerals to the extent of 50 per cent for the earth which is extracted while developing the land within township area and will get fully exemption if the said excavated material is used in the same project.
Government has also allowed public assembly facilities and economic activities to make township project more viable. The project proponent will provide primary and secondary health care facilities, school, colleges, space for recreational activities like garden and parks, playgrounds.
Additional Floor Space Index (FSI) on payment of premium at the rate of 10 per cent will be allowed. The area under township between 40 hectares and 200 hectares, the permissible FSI will be 70 per cent while more then 200 hectares township, the permissible FSI will be 80 per cent. The government will allow 100 per cent FSI for the township on more then 500 hectares land.
