PMRDA Region Abide New Policies Under Pradhan Mantri Awas Yojana
PMRDA region will have to abide by the new policies under the Pradhan Mantri Awas Yojana (PMAY) where 15% of the 60% land allotted for residential projects will focus on low-cost housing for all the 20 townships sanctioned in the Pune Metropolitan Region Development Authority.
PMRDA commissioner said with this new policy, the metropolitan area is expected to see nearly 5,000 housing units being constructed under the affordable housing scheme in the coming months.
He said a separate PMAY cell will monitor the implementation of low-cost housing schemes. All the townships under the PMAY will have to follow the new policy and ensure that low-cost housing schemes are implemented. The city areas are already congested. The PMAY will also be applicable to the affordable housing in the town planning schemes along the proposed ring road, he added.
PMRDA region has 20 townships approved at present. Of these, 11 are already operational. The townships in the PMRDA region include Nanded City, Blue Ridge, Forest Trails, among others, PMRDA officials said.
The new rules make social housing imperative, metropolitan planner said. The townships, which have been following old rules, will have to renew their plans as per the new policy. The rules will benefit the developers in way of a global FSI and other incentives. However, they will have to follow the affordable housing rules to avail these benefits.
The directive regarding the affordable housing was issued on December 2016. It was earlier applicable to the city areas only. Nanded City has already switched to the new policy and has proposed for 1,700 tenements.
CREDAI national president-elect and developer of Magarpatta and Nanded City township said they have already cleared plans for nearly 2,000 tenements under the PMAY scheme.
While developers are slowly adapting to the new rules, PMRDA is all set to have a separate cell to monitor that the rules are followed in letter and spirit. The cell will check whether the low-cost housing schemes are being implemented as per the rules. It will also check for the volume of tenements and updates will be done regularly.
Experts said the move will give a major boost to affordable housing in the city, which has been one of the main areas of concern for urban population falling in the economically weaker section. However, they asserted, the rules need to be followed in letter and spirit to make it a success.
