Amendments In Final Sirsa Development Plan 2021, Haryana Notifies
Haryana government has notified the amendments in the final Sirsa development plan 2021. Stating this, an official spokesman said the Urban Local Bodies and the Town and Country Planning departments have jointly issued a notification to this effect.
As per the amendments in Sirsa development plan 2021, he said every residential sector would be developed to the sector density indicated in the drawing with 20 percent variation on either side and in addition to it, the density as prescribed in the New Integrated Licensing Policy, Deen Dayal Jan Awas Yojana Policy and Affordable Group Housing Policy. In addition, 20 percent Group Housing component policy would also be applicable in a residential sector.

He said word residential has been divided into sectors of various densities ranging from 150 to 250 persons per hectare. The density pattern arrived at is with a view to striking a balance between aesthetics, social and functional values. Therefore, only that part of the town which is densely populated, with a density of 400 persons per hectare is proposed to be decongested by suitable conservative development and brought to a viable figure of 250 persons per hectare.
Cantilevered permitted roof projections, lift room, mumty, balcony, basement or any floor if used for parking, services and storage, stilt area proposed to be used for parking or pedestrian plaza only, open staircase (without mumty), terrace with or without access, fire staircase, atrium, water tank, open courtyard of permitted size would not be counted for the purpose of calculating Floor Area Ratio (FAR).
The area under shaft, chutes, lifts well and staircase from stilt to next floor would be counted towards FAR only at once on the ground floor. In case the ventilation shaft area is more than three square metres, it would not be counted in FAR.
The government could notify any sector for development exclusively by it or by its agencies, in a case where no further permission for change of land use or grant of the licence would be permitted in such sectors. The benefit of tradable FAR would be allowed against licences granted for the land falling under sector road or greenbelt and open space zones in accordance with specified policies.
Area norms for group Housing Colony would be in the accordance with the policies specified from time to time for residential development. However, in a case group, housing scheme is floated by Haryana Shahri Vikas Pradhikaran or any other Government agency, the size of group housing site would be as specified in the scheme. The site coverage, FAR and height permitted on a specific plot or site would be governed by the prescribed policy parameters, building code, rules and as laid down in the zoning plan of such plot or site.
